Killarney & Glendale
Killarney, Glendale, and in fact ALL of 37th Street S.W. has been undergoing a massive transformation over the past few years. The overall plan is to greatly increase density while maintaining a progressive and modern look to the community. The City of Calgary has taken a unique approach to 37th Street from their lessons learned in the development of communities such as Kensington and Mardaloop.
Starting with land-use zoning changes in 2018, the city already had the plans in the works. Over the past few years, the modernizing and upgrading of pathways and boulevards has been taking place. This includes widening of the pedestrian path to an impressive eight feet, lighting upgrades, as well as planting more and consistent trees all along the green spaces, where many blocks along this stretch previously had nothing.
The entire area surrounding 17th Avenue & 37h Street is slowly being transformed into a high density and popular community. What was once rows upon rows of R1 & R2 bungalows and duplexes is now becoming multi-unit, mixed-use and ultra-modern homes! 2024 37th was zoned as R2 (2 residential units) for decades. This is apparent in a few of the newer homes already built in the past five years (detached or semi-detached duplexes) along this road.
Now, this same property is zoned as M-C1 (up to eight residential units)!! You can build a high density eight-plex, a more roomy six-plex or a four-plex where each unit still has abundant space. That's right, if you can dream it, you can build it!
Proposed development signs are popping up all over 37th Street this spring. You may not be the first to jump on this opportunity, but you definitely don't want to be the last.

Properties of this same and smaller size (50' x 100') are and were selling in Mardaloop over 5 years ago for $1.1M just to obtain the property. There's no argument that 37th Street isn't the same as Mardaloop is today, but it will be very soon!
